Final Inspection

With the exception of a couple of minor seasonal deficiencies this project is at completion.  Final inspections were completed by the City of Kelowna and the mortgage company.

Inspections

The mortgage inspection is scheduled for today, and the final inspection will be completed tomorrow. There are a few deficiencies with the siding, dishwasher and above range microwave to be finished this week, but it is all coming together and it looks outstanding!

Oh So Close

The finish line is in sight, and this little carriage house is looking great! Yesterday we painted the laundry closet and installed the stacking washer/dryer unit. Fortis came today to hook up the gas line, and the heating system was completed.  The tile work in the upstairs bathroom is just about done, and and remaining flooring will be installed on Friday. Electrical will also be finished by the end of the week.

Water line and finishing

The city of Kelowna and the plumber arrived on Tuesday and upgraded the water service from 1/2" 3/4" to accommodate the needs of the carriage house. The painters have finished up, and we are ready to install carpets next week.  The date for the final inspection has been scheduled for March 3rd.

Nearing Completion

Flooring was completed and cabinets were installed.  Tile work continues in the upstairs bathroom.  Some small details to catch this next week, followed by finals for paint, heating, electrical, plumbing.

Tile work, garage doors and cabinets

Gwen, Bob & Debi were busy this past week doing the tile work in the bathrooms and front entry.  A nice charcoal tile with black grout, the grey laminate floors were delivered and are acclimatizing in the house for the next few days.  On Friday the JP Garage Doors installed the Steel Craft overhead door and Spectrum Cabinets delivered and started the installation of the kitchen cabinets.

Doors, trim & paint

Time is racing by and it seems difficult to keep up with the blog relative to the pace of work.  The drywall looks great, cleanup was completed on time and the painters were on-deck ready to prime the entire house right on schedule.  Doors were delivered and installed, followed by delivery of the moldings and the completion of all of the trim work.  This past week the painters were busy prepping the trim work along with 3 coats of paint on the trim and 2 coats of paint on the walls.  Next week Monday through Friday is our window to have the tile work completed.

Taping, Utilities & Hardscape

The boarding was completed on Monday, cleanup was done on Tuesday morning and the tapers started on Tuesday afternoon.  This was a 4 day work week for the Hartley Homes crew however the good weather has helped with the progress. Excavation and preparation was done for all of the exterior concrete and paving stone areas.   We removed about 12-18 inches of soft soil then compacted and filled in with road base then topped the concrete areas with clear crush.  Pires Brothers placed and finished cement on Friday.  The tapers started on Tuesday afternoon, looking like another great job by EU-ROC Interiors Ltd.  Trenching for the power and water was also completed.  Fencing panels were picked up on Friday Morning and we installed the new fencing between the existing home and the new coach house.

Siding, Plumbing, Heating, Elecrical

Christmas has come and gone and construction continues at a steady pace, overall we lost 3 work days to the Holiday Season.  Exterior siding filled in most of the days surrounding Christmas.  Inspections for plumbing, heating, electrical, gas, framing and insulation were all completed between January 6th and January 10th.  Timber pergolas were also completed on Friday January 10th.  Drywall boarding started on the afternoon of the 10th and was completed on Monday January 13th.
Due to a manufacturing hiccup our cabinet supplier is unable to meet our target date of January 27th, cabinets will now be installed February 7th.

Framing, Sheathing and Roofing

The snow came a bit too early Friday due to safety concerns we closed down the site at noon. The entire house is completely framed with 4 hours remaining on the roof sheathing.  Roofing is expected to start on Monday, windows and doors will also arrive Monday morning and be installed by noon.  With good weather we should be able to finish the roof sheathing as well.

Forming, groundworks, joists & walls

Forms were completed on Monday and the walls were poured.  On Tuesday the forms were stripped, foundation coating applied, weeping tile and rain water leaders were also completed.  Surveyors completed the top of wall survey and issued the survey certificate on Tuesday.  Sewer connections and inspections were completed and the site was back filled.  Due to the tight workspace, the rock drainage pit for the weeping tile was prepared during the back filling process, the trench is 25 ft long , 6 ft deep and 2 ft wide with 12 yards of 3-6" cobble at the bottom of the trench.  The joists were set and installed along with the and main floor sub floor and main floor exterior walls and most of the interior walls.  An impressive week considering the short days, cold weather and snow.

Demolition, Excavation, Footings & Forms

On Monday December 2nd, the fencing on the rear and side yard was relocated to separate the existing home from the new Coach House.  On Tuesday the demolition was started with the removal of the old storage shed and the willow stumps.  Excavation started Tuesday and finished Thursday morning.  Footings were prepared and poured on Friday morning.  On Saturday the footing forms were stripped and wall forms were erected, ready to pour the walls at 2:00 PM Monday.
